Dear Jackson Gore Village Homeowners,
We are happy to announce that planning for the renovation of the Jackson Gore complex is well underway. The project includes refreshing guest rooms in the Inn and Adams House with new designs, furniture, and electronics, as well as updating hallways and shared community spaces—such as lounges and libraries—across all three buildings: the Inn, Adams House, and Bixby House. The renovation scope also includes improvements to the Inn’s commercial areas, including the lobby and bar/restaurant. While Bixby’s residential units are not part of the required redesign due to their full-ownership structure, Bixby owners will have the option to participate at their own cost.
We will send periodic updates as the project progresses. In addition, a dedicated Jackson Gore Renovation” section will be added to the owner website and located within the Owners section.
The project is being managed by a committee of your Board of Directors headed by Charlie McCaffery (Board member). The committee also includes six other Jackson Gore owners – Brett Terry, John Hunter, Kim Lubinsky, Ron Kapraszewski, Sue Stewart and Vicki Hughes – to draw on their diverse experiences and also to ensure strong owner representation. You will also have opportunities, throughout the project, to voice your opinions through surveys and other feedback tools.
The scope of this will vary to a large degree depending on available financing. Please be assured that any expenditures other than the cost of the initial preliminary designs must be approved by membership so you will have a major influence on the renovation.
Why The Need?
Quite simply, the Jackson Gore complex is getting on in years. The Inn opened in 2002 with Adams and Bixby Houses following approximately 4-5 years later. The age of the facility is having a significant impact on our maintenance costs for things like boilers, heat pumps, roof replacement and are projected to increase moving forward to keep the facility operating smoothly.
Additionally, as the buildings approach 25 years of use, many interior items—such as mattresses, sofa beds, and other high-use furnishings—have reached the end of their life and require replacement. The property as a whole would also benefit from a fresh, updated look with new furniture, electronics, and other interior appointments. These improvements will enhance owner and guest experiences and help attract more visitors, supporting stronger rental performance.
Where We Are in the Process
Since May 2025, we reviewed and interviewed over 10 design firms and are now working with 3 finalists – Anamika Design, Mountain Interiors and L2 Studios. The three companies will be presenting their recommended concepts and proposals to the committee by the end of June 2026. The committee will then select one firm to move forward with and recommend to your Board of Directors.
Over the next several months, we will also be discussing different financing arrangements with a variety of financial institutions
Next Steps
During June 2026 the 3 firms will be presenting to the committee their concepts and fees to put together a complete design plan. The committee will then make a recommendation to the Board based on the information and costs the design firms pitched.
– In July 2026, a survey will be sent to owners to gather additional input on priorities. Additional short surveys will also be used at key points to collect further feedback as the project progresses. We encourage all to participate.
– Upon selection of the design firm by the Board, the firm will be asked to submit a proposed plan by early October, with opportunities for both the Board and the committee to provide feedback throughout the process.
– Ownership will vote on the recommended renovation plans in November or December 2026.
– Concurrent with the renovation plan, funding options will be developed and submitted to ownership for approval.
– We will develop a phased construction schedule to minimize owner disruptions while maintaining reasonable ongoing operations.
– The construction is expected to take approximately eight months to complete, excluding commercial areas, beginning after owner approval of the renovation and financing plans. The current target start date is April 2027 to minimize in-season owner and guest disruptions with the projected completed date in Nov/Dec 2027.
